Well, more like managing for housebuilders. We have managed for housebuilder clients for many years administering and managing a variety of properties for them ranging from sites let out before being developed, to the complex service charges on multi occupied properties (apartments) which have been built.
As the UK’s housebuilders look at every way possible to help their house sales I picked up an interesting piece about Barratt who it has been announced are to manage the new housing developments that they build in London.
Under the new, not-for-profit Barratt model, the developer will remain involved on a long-term basis in all its London schemes, building and selling the homes and then managing the estate through a subsidiary that will provide insurance, security and landscaping services, as well as ensuring that refuse bins are emptied regularly.
Homeowners will pay a service charge to Barratt, which will be re-invested in estate management. Barratt believes that its buying power in the capital – where it develops between 1,400 and 1,700 homes a year – they also say it will allow it to provide a better service than most managing agents given the constraints of servicing contacts in Central London. Last week the builder reported a near 160% rise in full-year profits.
The service that we provide to housebuilders whether in the private sector or RSL’s (Housing Association) is an increasingly valuable option to these developers when they look for quality and service as partnerships are formed when new properties are occupied. A good management service to the housebuilders is a growing market.
