HARRIS LAMB MARKETS NEW-LOOK SITE ON LYMEDALE BUSINESS PARK FURTHER TO COMMERCIAL ESTATES GROUP INVESTMENT

Having acquired a Newcastle-under Lyme business park to enhance its multi-million pound industrial portfolio, Commercial Estates Group is investing in rebranding a vacant unit at the location to attract new occupiers.
Comprising of 300,000 sq ft of industrial, warehouse and office buildings, the Lymedale Cross Business Park is strategically located on the A34 lying to the north of Newcastle under Lyme. With units let to a variety of occupiers including Leoni Wiring, Fairey Ceramics and Over Clockers UK Ltd, just one of the eight units is vacant at present.
Andrew Groves, of Harris Lamb, one of the agents tasked with marketing the remaining unit, explained that CEG is now rebranding the vacant premises as Cross 50. A modern manufacturing/distribution unit, Cross 50 totals 50,620 sq ft, has an eaves height of 10 metres and benefits from both level access and dock level loading doors.
Established in 1989, CEG boasts a UK portfolio extending throughout the country totalling nine million sq ft; with a capital value of circa £800 million. The portfolio is managed from CEG’s offices in London and Harrogate.
Rob Thompson, Asset Manager at CEG said: “We were attracted to Lymedale Business Park due to its broad mix of tenants and its strategic location of the M6 corridor between Birmingham and Manchester.
“Using our hands on proactive management skills, over the coming years we plan to invest in the estate to improve existing buildings, maintain tenants and secure a suitable occupier for Cross 50,” he added.
CEG has appointed Harris Lamb and Louis Taylor to market vacant space at Lymedale.
Andrew added: “Demand from manufacturing and distribution occupiers continues to improve. Interest levels to date have been strong partly due to the improving economic situation but mainly due to the diminishing supply of modern buildings of this size within North Staffordshire”.
