Value for money plays big part in run of lettings at Maybrook Business Park.
Value for money may not be a well used phrase in the property industry but according to Birmingham property consultants Harris Lamb it is the rationale behind what is seen as one of the best run of lettings this year at an established business park.
Over 84,200 sq ft (7,822 sq m) in five deals have been secured in just three months at Maybrook Business Park, Minworth, Birmingham in unit sizes in the bracket of 5,000 to 53,000 sq ft (465 to 4,924 sq m) achieving lease lengths up to 10 years and rentals topping close on £6.50 per sq ft.
Emily Filer, property surveyor at Harris Lamb’s Birmingham office believes that agents acting for landlords need to ensure that the prospective tenant perceives that the deal is good value and a good move for their business.
“Location is paramount and the overall impact of property costs on the business plan will always be instrumental in the occupier decision process but the intangible element of overall value for money is playing an ever increasing role. The landlord that is prepared to go that little bit further in making the letting process a good experience is in effect laying the foundations of a long and compatible relationship with the customer.
“A well presented and well managed secure estate is seen as the window display of the property owner’s principles and firmly establishes a good and lasting impression. Care taken in the presentation of vacant properties is perhaps a small issue but can pay dividends. If an estate looks efficient then chances are it is and Maybrook Business Park is a very good example.” said Emily Filer.
Largest of the completed deals is testimony to local firms beating the recession and emerging with a need for increased workspace. Giftware wholesalers Heaven Sends has maintained its local workforce in a move of less than one mile to 52,840 sq ft (4,909 sq m) at Maybrook Business Park.
Located between Birmingham city centre and the M42 motorway Maybrook Business Park has established tenants in the distribution sector such as DHL and in the industrial service sector equipment rental company Speedy Hire and Edmundson Electrical. One of the recent completed deals will see tenant of six years standing, NHS increasing its space for its Renal Dialysis Clinic to almost 10,000 sq ft (929 sq m).
Current availability at the 15 acre (6 ha) park ranges from starter units to 23,000 sq ft (2,137 sq m) of B1,B2 B8 business space. Harris Lamb act as sole agents for landlord Croudace Properties.
