HARRIS LAMB AND KEON HOMES SECURE PERMISSION FOR THE REDEVELOPMENT OF A UNIQUE RESIDENTIAL SCHEME AT FORMER WOLVERHAMPTON BREWERY SITE

Harris Lamb, working with Keon Homes, has secured full planning permission for the residential development of 64 dwellings on a derelict brewery yard in Wolverhampton.

The Springfield Brewery service yard on Cambridge Street has stood vacant for over a decade.  On being presented the site by their client, Amber Pines, Harris Lamb derived the planning strategy to positively address the constraints presented by the site, which included bringing Keon Homes on board who had the contacts and flexibility to make sure the planning strategy could be delivered in practice.

The deal is expected to complete imminently on this 1.6 acre site allowing Keon Homes to start ground works this year.

Sam Silcocks, of Harris Lamb’s planning team, working with Keon Homes, secured planning consent for the specialist and unique scheme to enable the site to be unlocked and brought forward for development of 33 apartments and 31 houses.

Tom Chew drove the planning process for Keon Homes, which  will construct the properties on behalf of Wise Living, a respected provider of high-quality, purpose-built family housing for the private rental market.

Sam said: “This is a good example of how a complicated brownfield site can be delivered when the right parties are aligned and the right planning strategy identified from the outset.

“Working with Keon Homes and its client Wise Living was instrumental in ensuring the delivery of the unconventional layout, thereby meeting the planning policy requirements, whilst also delivering on the requirements for all the parties in the land deal.”

James Willcock, of Harris Lamb’s Residential Land team, who brokered the deal, said: “This is another brownfield site in the Black Country which has seen Harris Lamb play a pivotal part within both the sale and planning process in order to bring more homes to the region.

“We have a number of other brownfield sites in the pipeline, and we look forward to working with landowners and clients together to generate successful strategies to unlock their potential too.”

Tom Chew of Keon Homes said: “We are looking forward to bringing this high-quality scheme forward for private rent with our client Wise Living.  This is the next in the portfolio of sites we have and as Keon Homes continues to grow, we remain active in our search for new opportunities across all tenures.”
