The site comprises a former dairy within the village of Fole. The site is located along the A522 with good links to surrounding towns and motorway networks with Uttoxeter 5 miles to the south east, Cheadle 5 miles to the north west, Stoke on Trent 13 miles to the west and the M6 [Junction 15] 14 miles to the west. There is a bus stop located adjacent to the site along the A522 with serviced runs between Uttoxeter and Stoke-on-Trent [No.32/32A].
The village of Fole comprises of a number of residential dwellings and farms to the north and south of Uttoxeter Road. The site lies adjacent to a number of period Grade II Listed Buildings which range from single to three storey in height and are located to the north and south east of the site, one comprising Fole Chapel and the other a former mill. The primary land use in and surrounding Fole is farming and the site benefits from stunning unspoilt rolling countryside views. To the south of the site lies the River Tean. The development is in a prime location for commuters with easy access to numerous business hubs such as JCB and major transport links.
