HIGH LEVELS OF INTEREST AT TUNSTALL TRADE PARK AS WORK NEARS COMPLETION

Harris Lamb and FHP, joint agents for Tunstall Trade Park have reported high levels of interest for Clowes Developments’ new trade counter scheme in Stoke, with construction of Phase one being well underway and completion scheduled for the end of March. 

The speculative development, a trade counter scheme in Stoke on Trent, follows the construction of a brand new, 100,000sq ft national distribution centre for Tile Mountain which opened last year.

The first phase consists of five trade counter units from 4,000 sq ft, each built to a very high specification.

 Only two units remain available. Toolstation agreed a lease on a 4,500 sq ft unit last summer due to the site’s prominent location, access links and build-quality. Two further units have been sold to local businesses in the area while the remaining buildings are attracting strong interest from potential tenants and buyers.

Harris Lamb and FHP were appointed joint agents to identify tenants and owners for the remaining units, which range from 4,000 sq ft to 8,000 sq ft.

The site falls within the Ceramic Valley Enterprise Zone, and is attracting a great deal of interest due to its rates savings of up to £55,000 per annum for the first five years, and the high-speed broadband that sites in the enterprise zone will benefit from.

Andrew Groves, Director at Harris Lamb, said: “This latest phase of development by Clowes reconfirms the business’ confidence in the Stoke marketplace following the completion of the 100,000 sq ft unit on behalf of Tile Mountain.

“This scheme will provide much-needed new space to the area, available to rent or buy. A range of sizes can be offered on both Phase one and the adjoining land where buildings up to 30,000 sq ft can be accommodated.”
