HARRIS LAMB REPORTS 54% SURGE IN COMMERCIAL PROPERTY ENQUIRY LEVELS AS OCCUPIERS SEEK MORE MIDLANDS SOLUTIONS

Enquiries around industrial and warehouse properties across the Midlands surged by more than 50 per cent in 2025, with the first quarter of 2026 following suit, according to commercial agents at Harris Lamb.

The business reported a strong start to the year further to having transacted more than 2,685,000 sq ft of commercial space in 2025, but said that it anticipated a slowing of activity in light of the recent US-Iran conflict and its potential impact on the UK economy.

Tom Morley, Director, said: “Having analysed our transactions and enquiry levels for 2025, we noted a 54 per cent increase in enquiries across the industrial, warehouse and trade counter/roadside sector, resulting in our 13-strong commercial agency team completing 209 deals across a 12-month period.

“Similarly, we’ve seen a 55 per cent increase in enquiries in January and February compared to last year’s figures.

“However, with the unexpected US conflict having escalated since the end of February, there is naturally concern across the sector about its impact within the UK and we expect a more cautious approach in the coming weeks as the situation plays out,” he said.

“That said, with a number of speculative industrial developments and multi-let opportunities currently under construction, and strong interest in warehousing and logistics and development land opportunities, the sector remains robust at this time.

“As such, we are monitoring events and their repercussions carefully and maintaining relationships with all of our clients to provide real-time updates and guidance to help them make informed decisions during this turbulent period,” added Tom.
