WORK SET TO COMPLETE AT NEW STOKE ON TRENT TRADE PARK

Harris Lamb has been appointed to market a brand-new trade park in Stoke when construction completes shortly.

The business has been instructed as sole letting agent for the 11-unit Etruria Trade Park scheme by Stoke on Trent City Council, and anticipates high enquiry levels from potential occupiers.

The council has acquired the 43,000 sq ft park from developers St Modwen who are working on-site to bring it to completion shortly.

Located on the established Festival Park, the units range from Units available from 3,000 sq ft to 4,810 sq ft, and benefit from convenient great access links via the A500 which is less than a mile away. The scheme also benefits from being within the Ceramic Valley Enterprise Zone.

Andrew Groves, Director, said: “Stoke City Council has brought this scheme forward in direct response to the strong demand for modern industrial space in prime locations.

“Etruria Valley / Festival Park is regarded as one of the strongest business parks in Stoke and has managed to attract a wide variety of high-profile occupiers, including Vodafone, Bet 365, Wade Ceramics and DPD.

“We anticipate strong demand for these units due to the strong location, size and the flexibility on floor space that can initially be offered. Access to the scheme will be further improved upon completion of the new Etruria Link Road proving a further connection to the A500 at Wolstanton.”

His colleague Becky Thomas added: “Harris Lamb’s Stoke office has worked on a variety of small unit schemes and estates over the last few years,  several of which are currently at full capacity with no space available for new or expanding businesses.

“This scheme will enable companies to remain in the area and grow and also benefit financially due to its inclusion in the Ceramic Valley Enterprise Zone.”

Harris Lamb’s Building Consultancy team have also been involved with the project acting in a project monitoring role on behalf of Stoke City Council.
