POTTERIES DAY NURSERY BOUGHT BY INVESTOR ON SALE-AND-LEASEBACK BASIS

Investment agents at Harris Lamb have acquired a children’s day nursery in Stoke-on-Trent on behalf of a private client.

The day nursery, located in a busy area of the Potteries, has been purchased for £395,000 on the investor’s behalf on a sale-and-leaseback basis. The transaction enables the business to invest again in the operations it runs.

The nursery has now signed a 15-year lease to occupy the premises and continue to entertain and educate youngsters.

Neil Harris, Director at Harris Lamb, said: “This type of investment is very effective for all parties concerned. It enables the operators of the nursery to continue to run the facility and be involved in the business, while freeing up capital for other objectives, while the investor gets to expand their portfolio.

“This is a 5,000 sq ft detached nursery with external play areas and on-site parking, and is registered for 114 children. The leaseback provided a nine per cent plus yield to our clients and they firmly intend to further grow their portfolio of day nurseries on the same sale and leaseback basis model and have instructed us to identify other suitable opportunities,” he said.
