HARRIS LAMB APPOINTED AS SOLE AGENTS FOR SEVEN-STOREY FREEHOLD OPPORTUNITY IN STOKE
Commercial and Residential Land agents at Harris Lamb have been instructed on a landmark city centre office building in Hanley, Stoke on Trent with the potential for residential conversion.
Telecom House is a seven-storey office building suitable for a number of alternative uses subject to planning permission, with the vendor in the process of making a Prior Approval application to convert the 102,000sq ft property into residential apartments.
Harris Lamb have been appointed as sole agents, inviting offers for the freehold interest of the Trinity Street site.
Andrew Groves, of Harris Lamb’s Stoke office, said: “Formerly occupied by BT, this is a landmark building positioned in the centre of the Potteries with excellent road links. Set over seven floors, plus a basement, the U-shaped property has a central core providing access via three lifts and staircases and can be split floor by floor or wing by wing.
“While Telecom House has most recently been used as a Midlands office hub, the location and size of the property lends itself to multiple uses, including residential, with the vendor currently submitting a Prior Approval application to Stoke on Trent City Council for its conversion to residential use through Permitted Development. If given the green light, the building will have permission for around 100 units consisting of a mix of studio, one-bed and two-bed apartments.
“The building is perfectly appointed for retail and leisure amenities and benefits from excellent transport links, with Hanley bus station situated a quarter of a mile away and the A500 providing convenient access to all arterial roads and to Junctions 15 and 16 of the M6. It is also positioned close to the Smithfield mixed use scheme which is being developed by Genr8 in partnership with Stoke on Trent City Council, which currently comprises over 200,000 sq ft of office accommodation, Clayworks, a 151-unit residential building and a 140 bed Hilton Garden Inn hotel.
The immediate surrounding area comprises a mix of commercial and retail uses, while University Hospitals of North Midlands (UHNM) have recently announced the £42m conversion of the former Sainsbury food store on Etruria Road to create a Community Diagnostics Centre, which is due to open in 2025.
“With so much contemporary development focused on the area, this property represents an excellent development opportunity, and we are receiving significant early interest from developers and investors keen to bring a new scheme forward,” he said.
