Agents at Harris Lamb have sold a land parcel on behalf of Vistry near to the Cotswolds ANOB for more than £275,000 as demand for residential property continues to surge.

The Residential Land team placed the freehold of a 0.117-acre single-plot site with reserved matters planning approval in the market town of Witney on the market four months ago, and has been inundated with enquiries and unconditional bids for the opportunity.

The land parcel, located off Centenary Way, is positioned in a well-established residential area less than two miles from Witney Town centre with its historic buildings and the River Windrush. 

James Willcock, who oversaw the sale, said that with its selection of shops, health, education and leisure facilities, close proximity to the Cotswolds ANOB and Oxford, and excellent access links courtesy of the M40, Witney is a very popular location, and that was reflected in the interest around the site.


James said: “Understandably, the idyllic location of this opportunity, combined with its sizeable plot and granted planning, led to a huge number of enquiries from private individuals, small developers and builders wanting to secure the site. 

“Most recently used as a car park for a housing development’s show home and marketing suite, the plot has potential for a residential property with up to five bedrooms, along with a garden; something interested parties were very keen to capitalise on. 

“When we took the opportunity to market, we set a guide price in place of offers over £250,000, but we were overwhelmed with the level of interest, which saw an extensive number of bids submitted and eventually resulted in a deadline for formal and final bids for the freehold. The successful purchaser is looking to build the property to live in, securing the site in excess of £275,000,” he added.
