HARRIS LAMB MARKETS SPECULATIVE INDUSTRIAL/OFFICE DEVELOPMENT IN HEREFORD ENTERPRISE ZONE

Harris Lamb has been instructed to market a brand new high-specification mixed use commercial scheme in Hereford.

Construction on the first phase of the 61,231 sq ft development within Hereford Enterprise Zone is already underway.

Centenary Park is being speculatively developed by Priority Space in response to the Midlands’ stock shortage.

Comprising of 19 industrial units offering approximately 32,500 sq ft of high-spec accommodation at Skylon Park, and a further two office buildings providing suites ranging from 307-14,700 sq ft, the buildings are aimed at smaller companies with the intention that owner occupiers can buy their premises in a prime UK location to develop and grow their businesses.

Alex Evans of Harris Lamb’s Worcester office, said: “There has been a well-documented shortage of industrial stock across the whole of the Midlands for several years now.

“Priority Space has recognised the urgent requirement within the region and has committed to this speculative build. Skylon Park is located within Hereford Enterprise Zone, 12 miles from the M50 motorway and within a 90-minute drive of Birmingham, Bristol and Cardiff and their respective international airports, making it an ideal site for business with UK-wide operations.

“The Enterprise Zone location will offer new occupants a number of incentives including business rate relief, simplified and free planning and ultrafast broadband,” he added.

Work at the site is underway, with the first phase expected to be completed for occupation in early 2019. The site will benefit from designated staff and visitor car parking spaces, electric car charging points, cycle parking, CCTV, alarm and access control systems for high security, solar reflective glazing and air conditioning.”

The offices will be fully fitted and decorated, while the warehouses have shared forecourts, LED lighting to service yards, and electrically operated overhead doors with protection bollards, floor loading of 30KN/m2
and a minimum eaves height (to haunch) of 3.5-4.3m.

Alex added: “In addition to smaller owner-occupiers, we anticipate the units being of interest to investors looking to let to smaller business who prefer to invest capital into their operations rather than bricks and mortar.

“The area as a whole is an ideal place to invest, develop, work and live, and we look forward to welcoming the next wave of occupiers to the park.”
