Having been instructed to identify suitable city centre sites for the business, Harris Lamb’s Agency team secured the fifth floor of 10 Chapel Walks, a Grade A office building in a prime city centre position, before overseeing an extensive fit-out project prior to TNEI taking occupation.

Mike Burr, of Harris Lamb’s Stoke-based Agency team, said: “We have an excellent working relationship with TNEI and we have overseen a number of acquisitions for the business in the past, so we were delighted to be tasked with identifying a suitable site for its relocation from its Bainbridge House office.

Harris Lamb’s Building Consultancy team created a stylish open plan space for the business

“10 Chapel Walks is a prestigious city centre office building, standing on Cross Street facing St Ann’s Street. A prominent building in the heart of Manchester’s Central Business District, it has frontages to Cheapside and Chapel Walks.

“The building benefits from subterranean parking, cycle racks and shower facilities, making it an ideal city location. Working on TNEI’s behalf, we negotiated, securing 4,000 sq ft for on the fifth floor of the property,” Mike added.

Joe Parker of Cushman & Wakefield acted on behalf of the Landlord.

Harris Lamb’s Building Consultancy team was subsequently tasked with overseeing a six-week fit out at the property, creating a stylish environment for the 50-strong Manchester team.

Lachlan MacPhail, who oversaw the fit-out, said: “TNEI wanted to ensure that the new offices were contemporary, comfortable and spacious, in-keeping with their other offices. We created a sleek, open and minimalist space for the business to furnish and make their own.”

Nigel Tate, CEO of TNEI, said “We have had a very good relationship with Harris Lamb for a number of years now and once again they have proved their worth in both finding an excellent location for our new offices and also for managing the fit out so well for us in addition to help us negotiate our exit from our previous office. Our Manchester staff are very pleased with the new offices and we look forward to many years here.”
