Birmingham-based 2 Sisters Food Group vacated a 140,000 sq ft facility in rural Suffolk, instructing Harris Lamb’s Business Rates team to mitigate and reduce the holding costs until the eventual sale or demolition of the property.

The Harris Lamb team inspected the premises and submitted a proposal to the Valuation Office Agency to have the property’s value reduced to £0.00 on the grounds that the premises had fallen beyond reasonable economic repair.

Following negotiations with the Valuation Office Agency and failing to reach a mutually satisfactory agreement, the team prepared for the case to be heard at Tribunal. Throughout the process the Harris Lamb team maintained its position in the negotiations, complied with directions from the Valuation Tribunal, instructed counsel and prepared a full case.

Shortly before the hearing, the Valuation Officer conceded and agreed to reduce the property’s Rateable Value to £0.00 wef the date the property was vacated, this triggering a refund in overpaid business rates of £520,000.00.
