HARRIS LAMB INSTRUCTED ON GRADE A DISTRIBUTION WAREHOUSE IN LEAMINGTON SPA FURTHER TO SPEC-BUILD LETTING

Commercial agents at Harris Lamb have been retained on a prime logistics warehouse in Warwickshire further to letting a speculatively built mid-box unit to a pharmaceuticals business on the Estate.

Acting for Tritax Big Box, the business oversaw the letting of the 38,846 sq ft Unit H on Precision Park in Leamington Spa to HeliosX and have now been instructed to market a high-specification 223,936sqft opportunity at the site, which is undergoing an extensive refurbishment.

HeliosX leased Unit H, which benefits from a 10 metre internal height, 35 metre yard area and Grade A office space, with a prominent main road frontage on Tachbrook Road on a 10-year term off a headline rent of £10.25 per sq ft.

“Tritax Big Box is investing in the comprehensive refurbishment of a further Grade A logistics building at the park, Axiom 224, with an expected completion date of this summer and as expected, we are seeing strong levels of enquiries and onsite viewings.

“This 223,936sqft warehouse will offer an outstanding specification, to include 15metre eaves, 17 dock doors, 12 level access doors, a high power supply, HQ offices, extensive yard and parking areas with enhanced ESG credentials including EV points and PV panels,” he added.
