Commercial agents at Harris Lamb have pre-let a c300,000sqft Black Country warehouse to a global cardboard manufacturer in one of the region’s largest industrial deals this year.

Harris Lamb was instructed by Boreal to act alongside Newmark and DTRE in marketing ‘VOLA’ Bilston, the former Poundland distribution centre – a modern, detached and self-contained distribution warehouse extending to 297,222 sqft built approximately 20 years ago.

Further to Poundland’s unexpected departure and in anticipation of the property being vacated in March 2026, Harris Lamb secured the new tenant Diamond Box, part of Onboard Holdings, on a 20-year lease as part of the business’ ambitious UK growth plans.

Neil Slade, who oversaw the effective pre-let, said: “This deal represents a full circle for Harris Lamb as our team was behind the original deal to Poundland, acting for the tenant on what was a purpose-built facility for them. Further to being instructed by Boreal on VOLA, we were delighted to have identified Diamond Box as the new tenant so quickly and with minimal void.

Set on a site of 16.23 acres on Springvale Avenue, the property occupies a prime logistics location within the heart of the West Midlands’ Golden Logistics Triangle, offering high-quality warehouse accommodation with extensive yard and circulation areas. Neil added: “Diamond Box & Onboard Corrugated are part of the Turkish paper business, Eren, and VOLA will become a UK hub for cardboard production to aid its growth. The acquisition is Eren’s second major investment in the UK, following its acquisition and subsequent investment in Shotton Paper Mill, based in Deeside that is expected to become the Europe’s largest paper manufacturing facility.

“This Midlands investment will see VOLA becoming one of the country’s largest cardboard production facilities, further cementing the business’ strong foothold in the country.”

Paul Jundu, COO of Packaging Division said: “The specification of this facility, combined with its proximity to existing tenant operations made it an extremely attractive proposition for Eren Group and Diamond Box in light of strong underbidder interest.

“Demand for buildings of this size and quality has escalated in recent years to satisfy demand from a range of sectors and terms were agreed quickly with an Agreement for Lease signed within days of vacant possession.”

Eagleton & Co acted for the occupier and have confirmed that Diamond Box will take occupation later in the summer following completion of landlord works.
