Residential land agents at Harris Lamb are marketing a freehold development site in Wolverhampton which has planning approval for a scheme of 68 student apartments.

The team anticipates a high demand from developers keen to deliver the student accommodation scheme at the Westbury Street site, which  lies within a quarter of a mile of the University of Wolverhampton, and offers convenient access to the city centre.

The 0.177-acre site is located at the junction of Westbury Street and Whitmore Street, and is currently occupied by the two-storey Westbury House office building and permit holder parking facilities, which are set to be demolished due to the detrimental impact on the street-scene.

In their place, planning permission has been granted for the erection of purpose-built student accommodation with bicycle parking, outdoor amenity space and landscaping.

James Willcock, of Harris Lamb’s Residential Land team, said: “This is a fantastic opportunity for a developer or landlord to deliver a high quality student accommodation scheme in a vibrant city.

“The site occupies a central location within the city, with superb access to all of the services and amenities that Wolverhampton has to offer, and lies just a three minute walk from the University of Wolverhampton campus. The city’s main shopping area is just a five minute walk away, and the area is well served by a range of public transport options.

“The new development will comprise of a part four-storey, part five-storey studio apartment building, with the ground floor being occupied by an entrance lobby, gym, communal areas, circulation cores and student accommodation, and the upper floors housing further student accommodation – 68 studios in all. The basement will be house sheltered and secured Chris or stores, with lift access,” he added.

Westbury House was previously used as Hickman’s and Mould Dairy which was later used as the YMCA Youth Centre.

James said: “We are anticipating strong enquiry levels in this opportunity. This is a well planned, attractive student scheme which has been designed with great care being taken to ensure that all bedrooms benefit from a high-quality outlook and are served by high levels of natural light, and we believe that there are numerous businesses and individuals in the region who will be keen to take ownership of the project and bring it to fruition.”
