HARRIS LAMB MARKETS WARWICKSHIRE LAND PARCEL FOR RESIDENTIAL DEVELOPMENT

Residential agents at Harris Lamb are marketing a Warwickshire land parcel with an allocation for 60 new homes and the potential for future development.

The 68-acre plot off Leicester Road, Wolvey, is adjacent to an adjoining site where a 90-home development is currently under construction courtesy of Countryside Homes. The site is in a sustainable location and offers excellent transport links.

Ken Phillips, Director of the business’ Residential Land team, said: “This is a rare opportunity to purchase the freehold of a prime site for residential development. Located just a few miles from the M69 and within easy reach of Hinckley, Nuneaton, Coventry and Leicester, it combines convenient commuter links with countryside living.”

The site is bisected by the Leicester Road, dividing the land into two areas of 28.76 acres and 39.44 acres. The first plot, located to the south of Leicester Road has a draft allocation in the Rugby Borough Preferred Options Consultation Document with a proposed allocation for 60 new homes.

Proposed residential development.

Ken said: “This is a wonderful opportunity for the right developer to deliver much-needed quality housing in a highly sought-after commuter location. The proposal includes attractive inclusions to enhance the environment for the local community, including a riverside walk with a neighbourhood park that will adjoin the existing Wolvey Wetland Reserve, providing plenty of scope to create a signature site.

“Rugby Borough Council have a housing need of 12,978 new homes to be delivered between 2024- 45 – the equivalent of 618 new homes a year – which will see development in rural areas concentrated around main settlements. Wolvey is one of those settlements, highlighting this site as one of significant potential for future development within the county.”

While the land is currently accessed via Leicester Road, the proposed access for the site post-development would be via the estate road of an adjoining housing which is currently under construction, where Countryside Homes, a part of Vistry Group, are developing this 90-dwelling mixed tenure scheme on the land formerly occupied by the Galliford Try office.
