HIGH ENQUIRY LEVELS AT WALSALL COMMERCIAL ESTATE FOLLOWING SIX-FIGURE REFURBISHMENT
An extensive refurbishment has completed at a landmark commercial estate in Walsall with agents Harris Lamb reporting high levels of interest in property at the site and where units are now Under Offer.
Landlords Vengrove acquired Bloxwich Industrial Estate from London & Cambridge Properties last year and immediately committed to undertaking the refurbishment to capitalise on the business park’s central location.
In the months since the business took ownership of the estate, a number of existing tenants have recommitted to new leases or extended terms, while Harris Lamb has been instructed to market the remaining buildings at the site.
The six-figure refurbishment has upgraded the void units within the terrace of seven self-contained modern warehouses, including roof works and re-spraying of external cladding.
Harris Lamb is marketing the units, which range from 20,023 sqft to 41,562 sqft, and can be leased separately or in a combination, on full repairing and insuring leases off a quoting rental of £5.25 per sqft.
Neil Slade, Director, said: “The past three years has seen an increasing number of landlords invest in upgrading commercial estates to a high standard in order to fulfil the ongoing requirements for industrial property within the region.
“As soon as the refurbishment at Bloxwich was delivered, we received a spike in enquiries given its reputation as a well-serviced, very well-appointed estate with excellent road links and where we now have units Under Offer”
“Its advantage for local and regional logistics will further benefit later this year from the improvement works at Junction 10 of the M6, which is located just 300 metres away from the park.”
The Bloxwich Road estate also offers extensive on-site parking and additional communal parking as well as service yards to all properties, with further information via www.bloxwich-ind-estate.co.uk
