Canmoor have instructed Harris Lamb and JLL to let two warehouses undergoing a major refurbishment at a prime distribution park located at the heart of the UK.

Precision Park, which is currently being refurbished by Canmoor, is a Grade-A Distribution Park comprising two fully-fitted warehouses with a combined floorspace of 381,000 sq ft and more than 300 car parking spaces.

The site also has 3.5 acres of land, providing design and build opportunities of 30,000-70,000 sq ft.

The park was officially launched by Canmoor, Harris Lamb and joint agents JLL this month.

Alex Eagleton of Harris Lamb said: “There has been a fantastic response to these two warehouses, which represent a prime opportunity for the region at a time when demand is outstripping supply. The location is second to none – Precision Park is positioned at the heart of the Golden Triangle – close to junctions 13 and 14 of the M40 with the country’s key arterial routes just a short drive away, providing easy access by road to the whole of the UK.”

“These high-quality buildings, Axiom and Integra, respectively 223,690 sq ft and 157,722 sq ft, are being fully refurbished, extended and fitted out to a high specification with 15m eaves height, yard areas, LED lighting, sprinklers and benefit from exceptional power supplies of at least 1.25 MVA per building.”

Toby Saul, of Canmoor, added: “The refurbishment is extensive: the larger of the two buildings, Axiom, will benefit from a 50m yard, a new dedicated entrance, new two-storey offices, 70 kN per sq m floor loading and is racked providing up to 24,000 pallet spaces. Integra has refurbished first floor offices, a 47m concrete yard area and 70 per sq m kN floor loading.”

The warehouses also benefit from photovoltaic solar panels, which can save an occupier an estimated £180,000 per annum between the two buildings.
