TYSELEY INDUSTRIAL MID-BOX UNIT LET TO AUTOMOTIVE SPECIALIST

Agents at Harris Lamb have overseen the letting of a further mid-box Birmingham industrial opportunity to follow other recent successes in the region.

Alongside joint agents Avison Young and acting on behalf of The Canal & River Trust, Harris Lamb agreed the pre-let of Unit C Redfern Park Way, a 24,047 sq ft warehouse in Tyseley, to Grayson Automotive Services Ltd on a 10-year term.

The detached unit, which features two-storey offices and a warehouse with a 6m eaves height, two dock level loading doors, two ground level access doors and a 230kva power supply, benefits from a 31m yard, car parking and EV chargers, and is located in a sought-after location offering excellent access to the national motorway network.

The property has recently undergone a significant refurbishment and the letting follows practical completion of works, with the landlord also overseeing refurbishment and enhancement works to an adjoining 100,000sqft unit that is available to let from this Summer.

Neil Slade, who oversaw the letting, said: “Whilst the volume of take-up has been a little slow, there is conversely notable demand for mid-box industrial opportunities throughout the region and this is the latest deal we have concluded in recent weeks. The Canal & River Trust undertook an extensive refurbishment of the property following the demise of the former tenant and we have had high levels of interest in the property from initial appointment.

“We subsequently agreed a pre-let of the property to Grayson on a 10-year lease with completion of the lease following landlords works, representing no material void for the landlord and a strong result for all concerned, with Grayson based within immediate proximity.

“Harris Lamb has a good relationship with the new tenant, having worked closely with the company on other properties in their portfolio. The company design, test, manufacture, supply and service innovative thermal management systems in the bus and coach, commercial vehicle, defence, off-highway, rail, special vehicle and stationary power sectors. Acquiring an additional unit to their Tyseley-based property portfolio is testament to the family-owned business in expanding their business in what have been testing trading conditions in recent years.

Harris Lamb and Avison Young are retained agents on the Redfern Park Way scheme to include the newly available 100,406sqft Unit B industrial warehouse.
