HARRIS LAMB SECURES KEY OCCUPIERS AT REFURBISHED SNEYD HILL INDUSTRIAL ESTATE

Agents at Harris Lamb’s Stoke office have let two trade counter units on Sneyd Hill Industrial Estate in Burslem and are reporting strong interest in a further opportunity at the estate due to go under refurbishment shortly. 

Acting on behalf of South Street Capital, the business has secured leading tool retailer Screwfix as the occupier of Unit C4 at Sneyd Hill Industrial Estate, while Fancy LEDs, a retailer of neon lighting products and gadgets, have committed to Unit C3. In addition to these new lettings, existing occupier Sunbelt Rentals have also agreed to a new long-term lease of their depot on the estate which is currently undergoing significant refurbishment works. 

An established industrial location, Sneyd Hill Industrial Estate is well located to serve the areas north of Stoke City centre with good connections to the A500 within two miles and the A53 in less than half a mile.  

Mike Burr, of Harris Lamb’s Commercial Agency team, said: “Both of these units have been refurbished to a good standard internally with new overclad roofs and elevations externally.  The standard of the refurbishment, teamed with the estate’s excellent access links and strong trade presence, attracted significant interest from potential occupiers.

“Fancy LEDs, who retail a range of LED products and accessories, have taken on the 4,660 sq ft Unit C3 to support its UK distribution operation, while Screwfix has signed a 10-year lease on Unit C4, continuing their expansion plans.

“We are now fielding enquiries around Unit B4, which is due to go under refurbishment shortly and is set to become available in Q4 2024. The 5,057 sq ft trade counter unit comprises an eaves height of 5.2m, loading to the front and rear along with a secure yard to the rear. Given the continuing high demand for quality industrial and trade counter space within the Midlands, there has already been strong interest in this opportunity ahead of its practical completion this autumn, which we expect to escalate in the coming weeks,” added Mike.

Neighbouring occupiers at the estate include City Plumbing Supplies, Sunbelt Rentals, GT Paper and Packaging, Eyre & Elliston Ltd.
