HARRIS LAMB ANTICIPATES HIGH DEMAND FOR THE LAST KING

Harris Lamb has been appointed as the sole agent for the last available high quality office space in excess of 20,000 sq ft within Worcester and between junctions 1-9 of the M5 Corridor. At more than 31,000 sq ft, 3 Kings Court has become available following Shop Direct’s relocation of its regional call centre to Manchester.

AFH Wealth Management has taken on 11,000 sq ft within Avon House at Buntsford Gate at a headline rent of £14.00 per sq ft, with the employment agency Best Connection purchasing7,300 sq ft at Topaz Business Park both close to J4 M5.

At junction 6, the insurance brokers Jelf Group has leased 13,000 sq ft at Apex Court developed by Mucklow close to Junction 6 at a headline rent of £15.00 per sq ft, with Tyco Electonics Connectivity leasing 10,000 sq ft at Gladman Developments, Miller Court development close at Junction 9 Tewksbury..

Within Worcester Lance also confirms “With 24,000 sq ft at Century House currently occupied by Siemens now under offer to an Academy School and the proposed 155,000 sq ft Apex Park office park proposed by Mucklow  will now to accommodate with construction underway on Bosch’s new 116,000 sq ft  Distribution Depot, demand is high for space within this prime location.

Lance added “with the take up of these buildings Kings Court is the only “high quality” office building above 20,000sqft size  available both within the city and between junctions 1-9 of the M5. “In addition to local demand, there is also significant interest from regionally based companies looking to benefit from both the importance of Worcester City and its prominentposition on the M5 corridor,”
